The Short List
An encapsulated crawl space is gloriously low-maintenance. The whole point of the system is that it takes care of itself. Your job comes down to a short list: change the dehumidifier filter a couple of times a year, glance at the sump pump twice a year, and peek under the house once a year. That is it.
Dehumidifier: Filter Changes
The filter keeps the unit breathing easy. Pull it out, rinse or replace it — we show you how during the walkthrough, and it takes five minutes. A clogged filter makes the unit work harder and dry less. Set a phone reminder for spring and fall.
Sump Pump: The 30-Second Test
Twice a year, pour a bucket of water into the sump pit. The pump should switch on, pump the pit down, and switch off. If it does not — or if it runs constantly — call us. This test takes less time than reading this paragraph.
The Annual Peek
Once a year, pop the hatch with a flashlight. You are looking for anything new: water where it should not be, a torn liner section, a vent cover knocked loose. In a healthy encapsulated space, you will see the same clean, dry liner you saw on install day. If anything looks off, call us — that is what we are here for.
What Not to Do
Do not store things against the liner where they can puncture it. Do not open the sealed vents "for airflow" — that undoes the system. Do not ignore the dehumidifier if it alarms. And do not let anyone talk you into re-insulating with fiberglass batts — the rigid foam or sealed system you have is doing its job.
