What If There Is Standing Water During the Cleanout?

Then we pump it out first and keep pumping as needed while we work — you cannot clean or assess a flooded space. Standing water also tells us something important: this crawl space needs drainage, not just a cleanout. We will document the water, show you where it is coming from, and fold the drainage recommendation into the plan. Effectively, yes. The liner needs a clean surface. When you book encapsulation with us, the cleanout is part of the job.

What about asbestos or hazardous materials?

If we spot anything that looks like asbestos insulation or other hazardous material, we stop and tell you — that needs a licensed abatement crew, not us. We will not touch it and we will not pretend it is fine.

How long does a cleanout take?

Do you remove old oil tanks or hazardous materials?

No — and you do not want a crawl space crew doing it. Old oil tanks, asbestos insulation, and similar hazards need licensed specialists with the right permits and disposal. If we spot anything like that, we stop, show you, and point you to the right kind of contractor. We will not touch it and we will not pretend it is fine.
